4. Construction Description
All Caglak Construction Ltd properties come with a 10 year structural guarantee.
All internal fixtures and fittings come with a minimum of one year guarantee (longer where the manufacturers warranty period allows)
Interior paint is cream as standard. It is changeable at the customers request, prior to moving into the property.
Exterior walls are painted with yellow and red weather durable paint which is guaranteed for one year. The external colour is not changeable.
5. Fittings & Design
All floors will be ceramic.
All ceiling/wall edges will be fitted with decorative coving.
Living room will be fitted with spotlights
Kitchen and bathroom walls will be fully tiled.
Wooden units and marble laminate worktop will be fitted in the kitchen.
All kitchen units are made individually by our carpenter – we do not use mass produced kitchens.
Interior and exterior stairs will be marble.
An air conditioner will be fitted in the living room.
Electric water boiler will be fitted in the bathroom.
A shower cabinet will be fitted in the bathroom.
All windows and patio doors / exterior doors will be PVC with double glazing.
All windows and exterior doors will be fitted with mosquito screens.
The main entrance door will be a triple bolting steel security door.
TV / Satellite system, water pump, telecommunication wires.
5.1. Furnishing Package
The apartments do not come fully furnished but are available fully furnished for an ‘all-in’ price (price varies upon size of the property purchased). Alternatively Didim Sun Properties have developed a good working relationship with some shops in the area and can help you to negotiate a fair price on the products of your choice. With several suppliers we are able to secure discounts due to the quantity of stock that we purchase through them. Alternatively, investors are able to take advantage of our silver or gold packages whereby we will make all arrangements for the level of service preferred.
5.2 ‘Furnishing’ Package 1 – silver service
Each apartment is fully furnished and ready to move into, for an additional figure – please enquire for details of furnishings included in the silver service.
5.3 ‘All-in’ Package 2 – gold service
Each apartment is available fully furnished and with all fees, costs and charges included within one price. The apartments will be ready to move into and all legal paperwork will be delivered as soon as ready – please enquire for details of what is included within the gold service package.
6. Date of Completion
The apartments will complete in October 2008 .
6. Maintenance & Property Services
This service will consist the following outlines:
Pool and garden cleaning
Pool and garden maintenance
Cleaning internal to the building
Annual fee will be £150 per apartment.
7. Payment Plan
The payment plan will be determined by the contract between the customers and our company. The payment plan will be written into the solictors agreement. Terms and conditions of payment plans vary upon the stage of a build.
No real estate commission is payable on Caglak Construction own build properties.
Suggested payment plans are as follows:
Reservation fee - £1000
After 15 days – 10%
After 45 days – 20% - (total of 30%)
After 60 days – 20% (total of 50%)
Upon completion – 40% (total of 90%)
Upon receipt of deeds – 10% (total of 100%)
